Terakhir tapi tidak sedikit, tidak ada mekanisme pengesahan keluhan di HDFC Ltd. Baru-baru ini saya mengunjungi HDFC untuk mendapatkan sebagian pembayaran di My Home Loan, Mereka meminta saya untuk mengisi Surat Permintaan Prabayar. Pada dasarnya, formulir ini menangkap informasi lengkap tentang sumber dana Anda (Sumber dana digunakan untuk Pra-Pembayaran Pinjaman Rumah). Eksekutif HDFC juga meminta laporan Rekening Bank selama 6 bulan terakhir. Saya gagal memahami logika di balik langkah ini yaitu pernyataan 6 bulan terakhir. Saya mengeluarkan cek dari akun, yang didebet setiap bulan untuk menghapus EMI. Akun itu ada dalam nama saya Terakhir, tidak ada hukuman pada pra-pembayaran terlepas dari sumber dana lalu mengapa saya harus memberikan pernyataan akun 6 bulan terakhir saya kepada HDFC yang saya protes dan menolak memberikan pernyataan tersebut kemudian eksekutif HDFC menerima pra-pembayaran saya tanpa pernyataan 6 bulan. Eksekutif HDFC tidak bisa menjelaskan maksud atau alasan di balik laporan rekening bank tersebut. HDFC tidak boleh mengkhawatirkan sumber dana dan seharusnya hanya mengganggu tingkat pemulihan jumlah yang terhutang terlepas dari sumbernya. Jika Anda membayar setelah selesai konstruksi, Anda dapat mengklaim maksimal Rs 1 lakh dalam setahun untuk mengurangi penghasilan kena pajak Anda di bawah bagian 80 (c). 2. Pengurangan Bunga yang Dibayar Anda dapat mengurangi keringanan pajak atas bunga yang dibayarkan bersamaan dengan EMI bulanan Anda. Anda dapat mengklaim deduksi bunga Anda sampai Rs 1, 50.000-. Namun, Anda perlu memperoleh atau menyelesaikan pembangunan properti dalam waktu tiga tahun dari akhir tahun keuangan dimana pinjaman diambil. For floating interest loan there is no limit of prepayment but for fixed interest loans you need to check with bank. Normally for fixed interest loan you cannot deposit more than 25 of outstanding amount during FY. Prepayment terms and conditions vary from bankHFC and online transfer is not allowed. I remember i they asked me to make an affidavit on Rs 10 stamp paper. Your MODT is executed. CERSAI charges paid is towards registering mortgage and MODT. But now I want to make a payment of 5 lakhs as principle amount but my brother says that though you pay advance principle amount the EMI will be the same, what he means to say that EMI will be calculated for 32.5 lakhs instead of 28.5(32.5 minus 5)lakhs, is this true. When you are prepaying,You have 2 options (a) Keep EMI same and Loan Tenure will reduce (b) Reduce EMI and Loan Tenure will remain same Your brothers understanding is not correct. You can check whether your Loan is Daily Rest, Monthly Rest. It is mentioned in the loan agreement. The logic behind this is to check for AML (anti money laundering) guidelines and make it clear on benchmarks as per RBI regulations. It8217s a compliance however if HDFC or any financial institution is assured of AML check, they may not need the bank statement. Also, in many cases, only payments from saving accounts are preferred. It8217s true that we won8217t like to present our source of funds but all financial institutions are bound for this. I should have read this blog before I chose HDFC for my Home Loan, my bad. This is what happened in my case. I run a small IT firm. When it came to buying a flat at Pune, my distant relative, pushed me hard to go for HDFC Loan and he brought a DSA with him. When it comes to familyrelations sometimes we don8217t have an option, in my case there was no time for me to analyzethinkcompare another lender other than HDFC. ( Even though I own the company, I fetch my salary as I work as a software developer in the company. Please note the company is a registered company as per Companies Act. The HDFC DSA told me that he will file my case as 8220Salaried8221 instead of 8220Self Employed8221, so we can get the processing fee at 10K, and I agreed to the same. After couple weeks, I received a call from the credit manager saying that my case cannot be considered as 8220Salaried8221 because I own the company. And he asked me to provide the Companies IT Returns and lot of company documents (Customer InvoicesBank StatementRegistration Details, etc.) to prove my income, which I felt as proper. And the credit manager told me that the processing charge for self-employed is 0.5 of the loan service charges (14). My loan was for 70L, hence processing fee will be 39900 (3500 4900 service tax). When I talked to my DSA, he promised me that he can make it for 0.25 instead of 0.5, based on his discussion with his manager . After waiting for few weeks, I finally received my loan Approval letter, which states Processing fee as Rs. 39,900 (including service tax). I immediately called-up the DSA and told him that the Approval letter says the processing fee is 39,900. However he told me that there is a process to make it to 0.25, by getting a special approval and he8217s following-up with his manager on that, and he promised me that he8217ll bare the processing fee anything more that 0.25 (from his salary). I asked him to send an email stating that he8217ll get approvals for 0.25 processing fee, he never did that. I kept on following-up with the DSA regarding the processing fee, he told no need to worry, he8217ll take care of it. I paid my contribution to the builder and the registration was completed. DSA came to my home to collect the registration documents and original payment receipts 1 TDS Challan. I proffered to submit the originals directly at bank, as those were the most important documents, again the so called distant relative compelled me to provide the documents to DSA and told me everything should be ready in four days. Nothing happened after four days, the excuse was that the approval letter for making the processing fee to 0.25 was pending. The DSA collected documents on Aug 24th, nothing progressed till Sep 4th (10 days), and I received a call from my DSA8217s manager saying there is an issue getting the approval for 0.25, instead he can manage to get an approval for 0.35, I told him that I was promised by DSA for 0.25 and I8217m not ready for anything above that. He told that he8217ll try his best and hung-up. Next day I received a call from my relative, saying that they failed in getting approval for 0.25 instead they could get it for 0.35. I told him, this is cheating, as now all my documents are with the DSA, and they talk about this now. Later the distant relative called me up saying, the DSA will give the difference amount from his salary, I agreed to that on Sep 5th. I had to wait until Sep 18th to receive the email from credit manager regarding disbursement, which was scheduled for Sep 24th. Nothing regarding processing fee was mentioned anywhere in the email. In between I got a call from the distant relative saying that the DSAs are poor guys, and only fetch a salary of 20Km. So suggested me to give 7K to him, which I didn8217t like or agree, as I felt I8217ve been cheated. Then the call went to my father-in-law from the distant relative explaining the difficulties of the DSA. And based on the call from my in-law I had to agree to pay that amount once disbursement happens. It was just a matter of 7K, I don8217t care about paying 7K, but knowing that I8217ve been cheated is the most embarrassing thing which disturbed me a lot. Meanwhile the distant relative told me that when the part of the processing is being taken from DSAs salary, service tax need not be paid for the same, which is an advantage, basically cheating the tax system. As of now the disbursement happened and its time for me to pay the DSA 7K. Im yet to pay the amount. I went through all documents I received from HDFC and I dont see the Processing Fee amount mentioned in any documents. The only document from HDFC which mentioned the processing fee was the approval letter, which was received long back, and it had the amount as 39,900 ( 0.5). Now the revised processing fee was 0.35 and I dont have any proof from HDFC regarding the same. Today I went to the branch and the guy over there told me that there is no proof for the processing fee. He told me that Everything is reflected in the system, I told him to provide a receipt or any document which mentions the processing fee levied from me. But will we get tax benefit us 80c Section 80C doesnt prohibit tax benefit on account of principal repayment when the property is under construction. After all, there is no explicit reference to completion of construction or taking possession of the property in the text of Section 80C. Hence, is it not fine to claim tax benefit on principal repayment under Section 80C even when the house property is under construction Not quite. A close look at Section 80C suggests that tax rebate on principal repayment may not be admissible when the property is under construction. The relevant clause under Section 80C(2)(xviii) is presented as follows. (xviii) for the purposes of purchase or construction of a residential house property the income from which is chargeable to tax under the head Income from house property (or which would, if it had not been used for the assessees own residence, have been chargeable to tax under that head), where such payments are made towards or by way of (a) any instalment or part payment of the amount due under any self-financing or other scheme of any development authority, housing board or other authority engaged in the construction and sale of house property on ownership basis or (b) any instalment or part payment of the amount due to any company or co-operative society of which the assessee is a shareholder or member towards the cost of the house property allotted to him or (c) repayment of the amount borrowed by the assessee from (1) the Central Government or any State Government, or (2) any bank, including a co-operative bank, or (3) the Life Insurance Corporation, or (4) the National Housing Ba nk, or (5) any public company formed and registered in India with the main object of carrying on the business of providing long-term finance for construction or purchase of houses in India for residential purposes which is eligible for deduction under clause (viii) of sub-section (1) of section 36, or (6) any company in which the public are substantially interested or any co-operative society, where such company or co-operative society is engaged in the business of financing the construction of houses, or (7) the assessees employer where such employer is an authority or a board or a corporation or any other body established or constituted under a Central or State Act, or (8) the assessees employer where such employer is a public company or a public sector company or a university established by law or a college affiliated to such university or a local authority or a co-operative society or (d) stamp duty, registration fee and other expenses for the purpose of transfer of such house prop erty to the assessee, but shall not include any payment towards or by way of (A) the admission fee, cost of share and initial deposit which a shareholder of a company or a member of a co-operative society has to pay for becoming such shareholder or member or (B) the cost of any addition or alteration to, or renovation or repair of, the house property which is carried out after the issue of the completion certificate in respect of the house property by the authority competent to issue such certificate or after the house property or any part thereof has either been occupied by the assessee or any other person on his behalf or been let out or (C) any expenditure in respect of which deduction is allowable under the provisions of section 24 Clause (xviii) stated above suggests that any payment (including principal repayment of housing loan) for the purpose of purchase or construction of a residential house property the income from which is chargeable to tax under the head Income from house property can be considered for tax benefit under Section 80C. In other words, for consideration under Section 80C, the property should be capable of generating income (real or notional) which is chargeable under the head Income from house property. Section 22 and 23 of the Income Tax Act present the introduction to income from house property and determination of the annual value of a house property. When a house property is under construction, there is no likelihood of income, and hence under Section 80C there is no provision for tax rebate on account of principal repayment. Secondly, you received in principle approval. Any oral commitment from HDFC employees does not hold any value until unless you have any written proof to support the same. We have given all the document xerox to the buyer, who is taking a housing loan from hdfc Trivandrum. We have given the xerox s on February 28th. You can immediately demand token money from the buyer. It seems buyer is not serious about the deal. If he refuse to pay token money then you can post your ad and search for new buyer. Below is the transcript of my mail I am very sorry to say that, i faced my life time worst experience after applying the TOP-UP loan with HDFC. I am already running with HDFC home loan from 2010. With that good relation ship i thought of applying with HDFC itself. This turned out to be my biggest mistake. I was approached my one Mr. Manikandan from HDFC sales team, and further he had me aligned me with our Executive. I applied for the TOP-UP on 23.03.16 through that Executive. I received my loan amount on 23.04.16. It has taken one month time. During this time i tried contacting Mr. Manikandan hundred of times but he never attended my call nor he made any effort to call me back. Then I tried contacting Mr. Sarath in HDFC home loan division of ambattur, he also had no clue about the status of my application and went on saying to complain against the Executive for the delay. Finally the worst part is that on the day of my receiving the loan i was forced by the Bank employee to take a compulsory insurance plan. Hi Nitin, Please shed your some insight on this 8211 My recent experience with HDFC Loan: 1) Before the first partial disbursement, I told DSA that, I will be increasing down payment amount and the overall loan amount I want is reduced of the sanctioned. He agreed. But, on disbursement day, put only the sanctioned amount and a MOD on that. Convinced by telling that, I can pay that amount to builder, the unutilized loan amount can be downsized by showing Registration deed. 2) I was in touch with DSA regarding I was facing issue, in getting HDFC cheque book and having no available cheques. He told nothing on this, the required documents for disbursement and on disbursement day lot of issues, travelling here and there. 3) I was been told of two options of payments, after the part disbursement. Pre EMI and EMI on paid amount. Till the leave of office on disbursement day, I was in communication of taken the PEMI, but on later mails, I came to know, in first 3 cheques the amount put is of EMI of paid amount. Later I went to branch, for clarifications of this. I thought to go, with EMI on paid amount. 4) But, with this they are not allowing for increasing my EMI value for additional amount, before the complete disbursement. On the other hand, when asked for lum sum payments, to park the available money, they are asking the lum sum amount should be beyond the 2 times of EMI amount. I checked on the agreements, offer and no where there was a specification on the limit of lum sum amount. 5) HDFC loan is found to be different on paper and actual. a) On offer and agreement, they have mentioned property needs to be insured, with beneficiary as HDFC, but the DSA told property insurance not mandatory. b) In point (3) discussion, they came up regarding replacing higher amount cheques given, after stop cheque payments from my end, dishonour cheque charge Rs. 100- will be charged, but on offer and agreements, dishonour cheque charges was Rs. 200 c) In same way, I have taken the list of documents submitted to them, in their letter head. Not sure they will charge Rs. 500-, for this initial list, as per charges mentioned in offer letter for this category.
